A direct buyer, not a listing service
About this site and how we work
This site has one job: to buy San Tan Valley houses in whatever state they are in, with cash or by picking up loan payments, and to explain how that works before you commit to a thing.
- No repairs, no cleaning, no staging
- No showings, no appraisal haggling
- Written offer before you commit
- Local title company closes it
What we do
We purchase houses directly from the people who own them. There is no listing, no agent in the middle and no buyer to line up afterward. When we make an offer, it is our own money or our own agreement to take on a loan's payments, and it is presented in writing. The how-it-works page spells out the sequence.
We focus on San Tan Valley, Pinal County, and we write about the area carefully, including notes for Johnson Ranch and Pecan Creek. Where a detail came from public listing sites rather than from us, we say so, and we tell you to check it.

Direct purchase
We are the buyer, not a broker passing your details along.
Written offers
Terms are on paper before you decide anything.
Local closing
A local Arizona title company handles the settlement.
How we try to behave
People who sell a house that needs work are often stressed, behind on something or grieving. We keep our communication plain and our offers specific. We say when a number is low and why. We tell you when you would probably do better listing the house. We do not use deadlines to rush you, and we do not ask you to sign anything the day we meet.
You will also hear when we cannot help. Some houses are outside our area, some carry problems we are not equipped to solve, and some sellers would simply be better served by an agent. The FAQ page covers more of this.
Plain numbers
No inflated first figure that drops later.
No pressure
Take as long as you need to read the offer.
Honest no
If it does not work, we will tell you straight.
What we are not
We do not practice law, give tax guidance, lend money or list houses for other owners, and the pages here are general information only. A sale brings contracts, loan paperwork and possibly tax consequences that deserve a professional's eye, so put your questions to an Arizona attorney and a CPA before signing. The terms of use and privacy policy cover the website itself.

Say hello, no strings
Asking costs nothing and commits you to nothing.
